Flexible Terms

Loan Terms
Real Estate: 20-year term; the bank portion
must be a minimum of 10 years.
Borrower Contribution
Minimum 10%, unless:

1. The operating company has been in business
for less than 2 years, then 15%.

2. The project involves a limited or single-purpose building, then 15%.20% if it's both a new business
and a special-purpose property.
Leasing/Owner Occupancy
1. 51% owner occupancy required for projects
involving the purchase of an existing building.

2. For new construction, the borrower must
occupy 60% immediately, an additional 20%
within 3 to 10 years, and the remaining 20%
may be leased permanently.
Eligible Business
1. For-profit corporations, partnerships, and proprietorships.

2. 51% ownership must be U.S. citizens or legal permanent residents.
Ineligible Business
1. Certain passive income businesses.

2. Non-profit businesses.
504 Refinance
1. LTV: Maximum 90% financing.

2. Cash provision limited to 50% LTV for debt
refi and a maximum of 25% LTV for cash-out.

3. Debt being refinanced must have been in
existence for at least 2 years.

4. Loan payments must be current for the last 12 months.
